My mother is 95 and I have Power of Attorney. I would like to get my name and my sister’s on the deed to her home should she pass away. How do I do that?

I am in the military and received orders for deployment and I have primary custody of my children. What happens to them while I am gone? Can I lose custody? My husband and I need to divide retirement accounts in our divorce case. Is there a way to do that without penalty?
